Pre-Listing Home Inspections in New Jersey

Eventually, your buyers are likely going to conduct an inspection. You may as well know what they are going to find by getting there first.

El Rey Inspections provides pre-listing home inspections for sellers, Realtors, and property owners throughout Central New Jersey and surrounding areas.

Why Schedule a Pre-Listing Inspection?

A pre-listing inspection helps sellers identify visible issues before the home goes on the market. Instead of waiting for the buyer’s inspection to uncover concerns during attorney review or negotiation, sellers can get ahead of the process.

A pre-listing inspection can help:

• Identify visible repair and maintenance issues before listing
• Reduce surprises after the buyer’s inspection
• Give sellers more control over timing and repair decisions
• Help Realtors prepare for likely inspection questions
• Support a smoother transaction with better information upfront

The goal is not to make the house perfect. The goal is to know what may come up before the buyer does.

What Is Included?

A pre-listing inspection is performed in accordance with the New Jersey Standards of Practice and includes a visual, non-invasive evaluation of readily accessible systems and components, including:

• Roof, exterior, and drainage
• Structure and foundation
• Electrical, plumbing, and HVAC
• Attic, insulation, and ventilation
• Interior components, doors, windows, and appliances

Drone roof evaluation is included when conditions do not allow safe roof access and flight conditions permit.

Optional Testing and Services

Additional services may be scheduled with a pre-listing inspection or separately, including:

• Radon testing
• Mold and allergen testing
• Pool and spa inspection
• Drone roof imaging when conditions allow
• WDI / NPMA-33 inspection when requested
